Project Summary

Western Allied Mechanical provided mechanical HVAC and plumbing services across two complementary Phase 3 laboratory tenant improvement projects at 3350 W. Bayshore, a premier Alexandria Real Estate Equities (AREE) life science campus in Palo Alto. Together, these projects supported the build-out of advanced biotechnology laboratory space, requiring close coordination of mechanical and plumbing systems to meet the performance demands of modern research environments.

Across both projects, WAM installed and coordinated laboratory HVAC systems, ductwork, hydronic piping, rooftop mechanical equipment, laboratory plumbing systems, domestic water and waste piping, and associated mechanical infrastructure. The team also provided engineering coordination to optimize equipment layouts, resolve structural and field conflicts, and implement tenant-specific modifications, including laboratory improvements for Vaxcyte and rooftop equipment relocations. Performed within an active research campus, the work required close collaboration with DPR Construction and the design team to maintain schedule while minimizing disruption to adjacent occupied facilities.
